Stephen J. Pratt and Stuart P. Pratt

In 2003 Stephen and Stuart Pratt formed Godwin Developments ‘Godwin’. Stephen Pratt had previously worked for a regional development company focusing on large residential and industrial sites in the midlands. Stephen also worked on several listed buildings across the east and west midlands including the refurbishment of a hall into a mixed use leisure facility which was then sold on to a leading hotel chain. Stephen gained planning permissions for private housing in the grounds of two stately homes under the enabling development policies working closely with English Heritage and has also provided distribution units to leading retailers.
Stuart Pratt worked for a development company in the Channel Islands on a variety of schemes including the redevelopment of over 400,000 sq ft of mixed use in St Peter Port, Guernsey. The scheme included office accommodation for RBS, Credit Suisse and Collas Day LLP as well as over 300 high specification residential units and retail space including Marks and Spencer’s and Christies restaurant. Stuart also worked on several strategic land developments across the UK including Gibfield Park where 290 acres of land was remediated from a former colliery producing 500 new homes and an economic development zone including B1, B2 and B8 uses.
Now both the brothers run Godwin’s group of companies which focuses on development, construction and finance.
In the early days Godwin focused on prime city centre office buildings where a change of use to residential permission created luxury apartments. The Godwin trademark was ‘classical city living’.
Godwin went on to produce ‘grade A’ office and retail space for end user requirements.
In 2007 Greg Flint joined the development team at Godwin as Group Finance Director. Greg had previously been at Cooper Parry LLP as a Director of Corporate and Commercial Services before moving on in 2005 to become Group Finance Director for the midlands automotive group John Fox Ltd where he led the sale of the whole business to Sytner Group PLC for over £15m.
In 2008 Max Kwan joined the development team as Development Manager. Previously Max had spent a total of four years working at various Redrow Homes regional companies in the Midlands and brings both technical and land acquisition skills from a large PLC developer.  During his time at Redrow, Max was involved with the acquisition and development of a number large residential development sites throughout the Midlands and was a key member of the starting up and establishing the East Midlands regional company.
In 2009 Howard Pratt joined the group as non-executive chairman. Howard’s role as chairman is to oversee the group’s strategic growth and acquisitions by advising on his wealth of technical knowledge on all aspects of property development.
Today Godwin operates from three UK offices in all sectors of the property market with particular emphasis on strategic land, retail, student living and housing association.
Godwin has recently acquired a variety of mixed use sites and is working through various detailed planning applications to deliver these during 2010/2011.
