Development Brief:
Advise and identify the most cost effective, economically viable development for the above site based on the aspirations of the client and the financial considerations appropriate. The brief will include analysis of the planning policies advising on the structure of the planning application. All appropriate consultants will be appointed accordingly.
Development Funding:
Advise and prepare options for the financing of the project. Prepare detailed project appraisals and cash-flows, highlighting profitability and timing of cash flows.
Professional Appointments:
Prepare all the required professional appointments.
Finance of Project:
Regular updates of the project to include financial forecasting, up to date sales schedules and up-dated appraisals.
Management of Development Process:
Update client on a regular basis regarding all aspects of development included in the fee proposal; this includes the constant contact with the client and or his representatives regarding the development.
Management of Contractor Appointment:
Organise and instruct a contractor and manage the tendering process.
Sales Management:
Organise and instruct sales agents. Manage all aspects of sales to include conveyance and sale of property, update sales schedules, and liaise with agents on behalf of the client.
Marketing:
Provide information on sales prices, appropriate sales values. Provide marketing plan for development to include advertising of the development.
Build Mark Cover:
Organise and instruct the appropriate build mark cover for the project. Finalise all items regarding building mark cover and provide all necessary documentation.
Interior Design and Space Planning:
Design the correct specifications and liaise with all professional team to provide the most efficient layout. Design and or install interior furnishings as per the project budget confirmed by the client.
Taxation:
Liaise and consult with client’s representatives on the development scheme. All communication with advisers
and third parties in respect of VAT, Corporation and personal taxes of the client.
Where we see aspects of taxation that the client should consider we will raise this with the client, however the scope of our work does not and should not be interpreted as to include tax planning and advice services and the client should rely on his own advisers for all aspects of tax planning and advice.
